The exterior wall-covering materials, eaves, soffits, fascia, a representative number of windows, doors, flashing and trim. Adjacent walkways, driveways, stairs, steps, stoops, stairways, ramps, porches, decks, balconies, carports, railing, guards, handrails. Vegetation, surface drainage, retaining walls and grading of the property, where they may adversely affect the structure due to moisture intrusion.


Basement, Foundation, Crawlspace & Structure

The foundation, basement, crawlspace and the structural components. Observe indications of wood in contact with soil, active water penetration, possible foundation movement, such as sheetrock cracks, brick cracks, out of square door frames, unlevel floors, and any observed cutting, notching and boring of framing members may present a structural concern.

Heating & Cooling

Using normal operating controls, location of thermostat, energy source. Heating and Cooling systems that did not operate and if the systems were deemed inaccessible.



Plumbing & Electrical

Plumbing valves, water heating equipment, interior water supply, including fixtures and faucets. Toilets, sinks, tubs, showers, dwv system, and drainage sump pumps. Electrical service drop, conductors, attachment point, service head, gooseneck, drip loops, mast, conduit, raceway, electrical meter and base. Breakers, lighting fixtures, receptacles, grounding, bonding and more.


Fireplace, Attic & Insulation

Readily accessible, visible portions of the fireplace and chimneys. Lintels, damper doors, cleanout doors and frames. Attic insulation, ventilation, and mechanical exhaust systems in all areas of the dwelling.


Doors, Windows & Interior

Floors, walls, and ceilings. Stairs, steps, landings, stairways and ramps. Railings, guards, and handrails. Garage vehicle door. Accessible doors and windows.
